How does Fair Price Check decide if a listing is overpriced?
We extract the listing details (size, bedrooms, location, features, asking price) and look up comparable Samaná properties from our database. We then compute an estimated market value using the median price per square metre of those comparables, adjusted for property condition and premium features (pool, ocean view, generator, etc.). If the asking price is within 10% of the estimate it is Fairly Priced; more than 10% under is a Bargain; more than 10% over is Overpriced.

How accurate is the estimate?
It depends on how many comparables we have for that city + bedroom count. When 10 or more comparables match we mark the verdict High Confidence and narrow the range to actual market spread. With 5–9 comparables you get Medium Confidence. With fewer than 5 we fall back to verified Samaná price-per-sqm benchmarks (Low Confidence). The verdict is always a data-driven estimate, not a professional appraisal.
What if the asking price could not be read from the listing?
You can type the asking price in manually after the listing is analyzed and we will recompute the verdict on the spot. The estimated value and comparables are still shown either way.
