Which tool should I use?

What is the difference between Property Score and Fair Price Check?

Both are for buyers, but they answer different questions. Property Score is a complete investment report — rental income, ownership costs, ROI, CONFOTUR, and a 0–100 verdict on whether it is worth buying. Fair Price Check answers a single, narrower question: is the asking price reasonable for this property right now? Use Fair Price Check for a quick gut check. Use Property Score when you are seriously considering an offer.

When should I use Property Valuation instead?

Property Valuation is for owners — when you want to know what your property is worth before you list it, refinance, or hand it to an agent. It uses the same market data as our buyer tools, but takes your property's details as input rather than a listing URL.

Are these tools free?

Yes. All tools on this page are free during the Evalua beta, with no signup required.

Which tool should I use first?
