Evalua (“we”, “us”, “our”) provides an AI-powered analysis tool for Dominican Republic real estate listings. This policy explains what personal data we collect, why we collect it, who we share it with, and the rights you have over your data.
1. Who we are
Evalua is operated by a Dominican Republic-based team. For any privacy-related questions or requests, contact us at info@realestatelasterrenas.com.
2. Data we collect
2.1 Information you give us
- Email address — when you sign in (we use magic-link authentication, so no password is collected) or request a consultation.
- Listing URLs you submit — the property URLs you ask us to analyze are stored to deliver and cache your reports.
- Saved reports and notes — if you save a report to your account, the report and any notes you add are linked to your user ID.
- Consultation requests — when you contact us through a form, we store the message and any name/email you provide.
2.2 Information collected automatically
- IP address — recorded with each analysis request and certain API calls. Used for rate limiting, abuse prevention, and basic audit logs.
- Usage data — pages visited, articles viewed, approximate location (country / city), device and browser type.
- Cookies — see §6.
3. How we use your data
- To generate, deliver, and cache property analyses you request.
- To authenticate you and let you save reports across sessions.
- To respond to consultation requests you submit.
- To prevent abuse, enforce rate limits, and secure the service.
- To measure how the site is used so we can improve it.
- To comply with legal obligations.
We do not sell your personal data, and we do not use it for advertising profiles or third-party ad targeting.
4. Who we share data with
We rely on a small set of trusted service providers (“processors”) to run the service. Each only receives the data needed for its function:

We may disclose information if required by law, to protect our rights, or to prevent fraud or abuse. We do not transfer your data to any third party for their own marketing purposes.
5. International transfers
Our processors operate servers in the United States and other countries. By using the service, you understand that your data may be processed outside the Dominican Republic and outside your country of residence. We rely on each provider’s own safeguards (including Standard Contractual Clauses where applicable) for international transfers.
6. Cookies and analytics
We use a small number of cookies and similar technologies:
- Authentication cookies set by Supabase to keep you signed in. These are strictly necessary for logged-in features.
- Google Analytics sets cookies (such as
_ga) to measure page views and aggregate site usage. We do not enable advertising features or cross-site tracking.
You can block or delete cookies through your browser settings. Doing so may affect the sign-in experience.
7. Data retention
- Account & saved reports: retained until you delete the report or your account.
- Analyzed listings cache: retained to avoid re-scraping the same URL; data is not tied to your account unless you save it.
- Consultation requests: retained while we follow up with you and for a reasonable period afterwards for our records. Contact us to request deletion.
- Logs (IP, request metadata): typically retained for up to 90 days for security and abuse monitoring.
8. Your rights
Depending on where you live (e.g. EU/UK GDPR, California CCPA/CPRA), you may have the right to:
- Access the personal data we hold about you.
- Correct inaccurate data.
- Request deletion of your data.
- Export your data in a portable format.
- Object to or restrict certain processing.
- Withdraw consent where processing relies on consent.
- Lodge a complaint with your local data protection authority.

9. Children
Evalua is not directed to children under 16, and we do not knowingly collect personal data from them. If you believe a child has provided us with personal data, contact us and we will delete it.
10. Security
We use HTTPS, role-based database access, and reputable infrastructure providers. No system is perfectly secure, but we work to protect your data against unauthorized access, alteration, and loss.
11. Changes to this policy
We may update this policy from time to time. Material changes will be reflected by updating the “Last updated” date above. Continued use of the service after a change means you accept the revised policy.
