These Terms govern your access to and use of Evalua (the “Service”), an AI-powered analysis tool for Dominican Republic real estate listings. By using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. The Service
Evalua lets you paste a public real estate listing URL and receive an automated analysis combining scraped listing content, AI-generated insights, and market benchmark data. We also publish articles, calculators, market guides, and other educational content.
The Service is currently focused on the Samaná peninsula and broader Dominican Republic market. Listings from other regions may be rejected or analyzed with reduced accuracy.
2. Not professional advice
Evalua is an informational tool only. Nothing on this site constitutes real estate, investment, legal, tax, or financial advice. All scores, projections, and estimates are based on publicly available information, AI inference, and reference market data — not on a physical inspection, title search, or licensed appraisal.
You must independently verify any information before making a purchase, signing a contract, or committing capital. Always consult qualified Dominican Republic attorneys, accountants, surveyors, and licensed professionals.
3. Eligibility & accounts
You must be at least 18 years old to create an account or submit a listing for analysis. You are responsible for the activity that occurs under your account and for keeping access to your email address secure (we use magic-link sign-in).
You agree to provide accurate information and not to impersonate any person or entity.
4. Acceptable use
You agree not to:
- Use the Service in violation of any applicable law.
- Submit URLs that are not publicly accessible real estate listings, or use the Service to scrape, harvest, or proxy access to third-party sites for any purpose other than personal analysis.
- Attempt to bypass rate limits, authentication, or any other security or access-control mechanism.
- Use automated tools, scrapers, or bots to access the Service or its APIs without our written permission.
- Reverse engineer, decompile, or attempt to extract the source code of the Service.
- Use the Service to build a competing product or republish our content (including AI-generated analyses and articles) without attribution and prior permission.
- Upload or transmit malware, spam, or content that infringes the rights of others.
We may suspend or terminate access for any violation of these rules, at our discretion and without notice.
5. Third-party listings and content
When you submit a listing URL, our scraper fetches publicly available content from that page and we send the relevant text to our AI provider for analysis. Evalua does not own, control, or endorse the listings or the third-party websites where they appear. We make no warranty as to the accuracy or completeness of third-party content.
6. Intellectual property
The Service, including its design, code, articles, calculators, scoring methodology, brand, and other content we create, is owned by Evalua or our licensors and is protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable license to use the Service for your personal, non-commercial real estate research.
Analyses generated for you may be shared privately and referenced for your own decision-making, but may not be resold, white-labelled, or republished as another product or service without our written permission.

7. AI-generated content
Many features of the Service rely on large language models and other automated systems. AI outputs can contain errors, omissions, or fabricated information (“hallucinations”). Treat all AI-generated content as a starting point for further research, not as a verified statement of fact. We do not warrant that any analysis is accurate, complete, or up to date.
8. Disclaimers
The Service is provided “as is” and “as available,” without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, non-infringement, and accuracy. We do not guarantee that the Service will be uninterrupted, secure, or error-free, or that any data or projection is correct.
9. Limitation of liability
To the maximum extent permitted by law, in no event will Evalua, its team members, or its service providers be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, or business opportunities, arising out of or related to your use of the Service — even if we have been advised of the possibility of such damages.
Our total aggregate liability for all claims arising out of or relating to the Service will not exceed one hundred United States dollars (USD $100).
10. Indemnification
You agree to indemnify and hold harmless Evalua and its team from any claims, damages, liabilities, or expenses (including reasonable legal fees) arising out of your use of the Service, your violation of these Terms, or your violation of any rights of a third party.
11. Termination
You may stop using the Service at any time and request deletion of your account by emailing info@realestatelasterrenas.com. We may suspend or terminate access to the Service at any time, with or without notice, if we believe you have violated these Terms or for any other lawful reason.
12. Changes to the Service or Terms
We may modify or discontinue the Service (or any part of it) at any time. We may also update these Terms; material changes will be reflected by updating the “Last updated” date above. Your continued use of the Service after changes are posted constitutes your acceptance of the revised Terms.
13. Governing law and disputes
These Terms are governed by the laws of the Dominican Republic, without regard to its conflict-of-laws principles. Any dispute arising out of or in connection with these Terms or the Service will be resolved before the competent courts of Santo Domingo, Dominican Republic, unless local consumer-protection law gives you the right to bring proceedings in another jurisdiction.
14. Severability and entire agreement
If any provision of these Terms is held to be unenforceable, the remaining provisions will remain in full effect. These Terms, together with our Privacy Policy, constitute the entire agreement between you and Evalua regarding the Service.
