Cap Cana is a gated development on Punta Cana's southern coast, about 10 minutes from Punta Cana International Airport (PUJ), built around a marina, the Punta Espada golf course and Juanillo beach. On 24 September 2026 we tracked 444 active listings there. Apartments ask a median $3,428/m² (n=210), about 50% more than apartments elsewhere in Punta Cana ($2,292/m², n=344). Villas ask $3,168/m² (n=50), nearly double the rest of Punta Cana ($1,631/m², n=156). That premium is the whole question for a buyer: it pays for the gate, the marina and the address, and it has to be recovered at resale.
