A finished 2-bedroom condo in Punta Cana asks about $290,000. Where it sits moves the price per m² far more than its size does: Bávaro asks $1,969/m², Cap Cana $3,428/m². Figures from 1,138 condo listings we tracked on 24 September 2026.

When a Punta Cana condo is the wrong buy

If your numbers need last year’s rental income

In the 12 months to July 2026, the number of short-term rentals in Punta Cana grew 17.1% while revenue per listing fell 6.5% and nightly rates fell 5.6% (Evalúa market model). Bávaro added 18.4% more rentals. Underwrite at today’s rates. The Punta Cana rental yield page has the current figures.

If you think pre-sale is the discount

459 of the 1,138 condo listings are off-plan, and across all sizes they ask $2,621/m² against $2,648 for finished condos. For 1- and 2-bedrooms the lower sticker price mostly buys a smaller unit, not a cheaper square metre, and you carry the delivery risk. Ask for the developer’s delivery record and tie payments to construction milestones.

How much does a condo cost in Punta Cana?

As of 24 September 2026, a finished 1-bedroom condo asks a median $190,000 and a 2-bedroom $290,000, across 679 finished condo listings. Outside Cap Cana, the middle half of 2-bedroom condos ask $165,000–$312,500. These are asking prices, not sale prices.

What is the cheapest area to buy a condo in Punta Cana?

For finished condos, Bávaro: a median $1,969/m² (95 listings) and a typical asking price of $165,000. For pre-sale, Pueblo Bávaro is lower still at $1,577/m² (12 listings, typically $96,000). Cap Cana is the most expensive at $3,428/m² (210 listings).

Are pre-construction condos in Punta Cana cheaper?

Per m², barely: across all sizes, pre-sale condos ask a median $2,621/m² against $2,648 for finished ones (459 and 679 listings). For 1-bedrooms the lower price ($168,000 against $190,000) mostly buys a smaller unit, 64 m² against 70 m². The exception is large units: pre-sale 3+ bedrooms ask $2,333/m² against $2,805 finished. Either way you carry the construction risk.

Can foreigners buy a condo in Punta Cana?

Yes. Foreigners have the same ownership rights as Dominican citizens, with no permit required. Use your own attorney for the title search and the condominium documents, especially on pre-construction.
